Anny, answered.

Everything budget-conscious and limited-service operators ask about rate shopping and how Anny works, from where the data comes from to how fast you can get started.

Rate shopping basics

The fundamentals.

What is hotel rate shopping?

Rate shopping is the practice of monitoring what comparable hotels charge for the same dates, then comparing those rates to your own. It turns pricing from a guess into a decision, so you can see where you sit against your market before you set tonight''s rate.

Why do hotels need a rate shopper?

Hotel rates move constantly across dozens of channels, so checking competitors by hand is slow, inconsistent, and out of date the moment you finish. A rate shopper does it automatically and continuously, so your pricing reflects today’s market instead of last week’s spreadsheet.

How is a comp set defined?

Your comp set is the small group of hotels you actually compete with for the same guests, usually picked by location, star rating, room type, and target market. In Anny, a comp set is one client property plus five competitors (six hotels total), which is enough signal to price confidently without drowning your team in data.

How often should I check competitor rates?

Your plan sets the automatic shop cadence and shows when each result was collected. Review the latest report whenever you make a pricing decision, and use a manual shop when you need a new on-the-spot check.

Is rate shopping legal?

Yes. Rate shopping uses pricing that hotels publish openly for travelers. Anny collects published rates without relying on web crawlers or circumventing booking systems.

About Anny

What the product does.

What does Anny do, exactly?

Anny does one thing exceptionally well: comp-set rate intelligence. It monitors your comp set on your plan''s schedule, then shows where your rate sits against the market average and lowest competitor.

How is this different from a full revenue management system?

Big platforms bundle rate shopping with forecasting, channel management, business intelligence, and AI agents, power that comes with cost, setup, and training most small operators can’t justify. Anny deliberately stays narrow: fast, affordable, low-training rate monitoring. No revenue-management degree required, just clear answers about where your rates sit.

What kind of hotels is Anny built for?

It’s purpose-built for budget-conscious, limited-service, extended-stay, and independent hotels: the operators who need pricing clarity but don’t have the time, budget, or dedicated revenue team to run an enterprise platform. Small properties often benefit most, because a rate shopper gives them the same market visibility the big chains have.

Do I still need a revenue manager if I use Anny?

Anny gives you the market data; the pricing call is still yours. It removes the tedious part, collecting and refreshing competitor rates, so whoever owns pricing at your property spends their time deciding, not data-entering. Many of our users don’t have a dedicated revenue manager at all, which is exactly who we built this for.

Who is behind Anny?

Anny is a product of Anny AI, built by revenue managers for revenue managers. Our team brings more than a decade of hotel rate-shopping experience to independent hotels.

Data & accuracy

Where the numbers come from.

Where do the competitor rates come from?

Anny collects published market rates and availability. It does not rely on web crawlers or scrape booking sites.

How current is the data?

Each report shows when its rates were collected. Automatic shops run on your plan''s schedule, and a manual shop can collect new results when you need an on-the-spot check.

How accurate are the rates?

Each report shows the hotel, stay date, occupancy, room, and rate details behind the comparison, so you know exactly what you are looking at.

Can Anny tell me when a competitor is sold out?

Availability appears with each result, so you can see which competitors are open for the stay date.

Setup & integrations

Getting started and connecting tools.

How long does setup take?

Minutes. You define your property and comp set, and Anny starts monitoring the market the same day, so it’s useful from your very first report. There’s no lengthy onboarding or implementation project.

Can I get the data into my PMS or revenue tool?

Yes. Every plan includes CSV export, and Core and Pro include API access so you can move comp-set rates into the systems your team already uses.

I already use another rate API. Is switching hard?

Our rate API is designed as a drop-in replacement. The inputs and outputs mirror the major incumbent API, so in most cases switching means changing the endpoint URL and your API key. It is available in early access, and we will walk you through it.

Do you offer custom integrations?

Yes. Custom PMS and RMS integrations are available as an add-on if you need a tighter connection than the standard API and CSV export provide. Talk to us about your stack and we’ll scope it.

Pricing & access

Plans and getting in.

How much does Anny cost?

Pricing is flat and per comp set across Starter, Core, and Pro tiers, currently discounted for early subscribers. A comp set is one client property plus five competitors. There’s no per-feature upsell maze and no enterprise contract; see the pricing page for current numbers.

How does Anny pricing compare to the big platforms?

Full commercial platforms typically start around $99 to $219 per month and can carry setup fees and renewal increases. Anny starts at $20 per month per comp set because it does rate monitoring and nothing you don’t need: flat, predictable, and built for tight margins.

Can I monitor more than one comp set?

Yes. Pricing scales by comp set, so multi-property operators and management companies can add a comp set per hotel and keep each property’s market view separate.
