Anny AI is market intelligence for hotel teams. Every day it checks the rates your competitors publish, lines them up against yours, adds the events happening around you, and points you to the stay dates worth a second look. Every signal shows the prices behind it and when they were collected, so you can check the work before you change a rate. The current offer is Anny AI Market Intelligence, from Anny AI, Inc.
Why it’s called Anny AI
The Anny in Anny AI is short for analysis. That’s where we started, with a plain question: how can a hotel team get more out of the information it already has?
Think about what happens when a competitor changes its rates. Someone checks which dates moved. Someone else looks for an event in town that week. Another report comes out, and then the whole thing gets explained to the owner. Only after all that does the team get to the actual decision.
Most hotels have plenty of software for each of those steps. What’s missing is someone with the time to connect it all, and in a lot of hotels that someone is the GM, somewhere between a staffing problem and a guest complaint.
So the name doubles as the job description. When Anny AI flags a stay date, it says why in words you can check, like “15% above similar Thursdays” or “10% below the comp-set median.” When it writes your daily brief, it names the hotel, the rate, the Comp Set median and the day the rates were collected. When you ask Anny Chat a question, the answer comes back with the prices and the time they were collected. AI turned out to be good at this kind of work: pulling information together, taking a question in your own words, and showing what the answer is based on.
What Anny AI Market Intelligence does today
Anny AI Market Intelligence brings rate shopping, event tracking and market analysis together in one place. Today that covers:
- Daily rate checks for your next 30 arrival dates, extended to 90 days twice a week.
- Competitor rates and availability for the hotels in your own Comp Set, with the capture time and the prices behind each signal.
- Potential parity gaps between your direct rate and the online travel agencies.
- Local event discovery and tracking, so the concert or conference behind a busy night sits next to the rates.
- Market comparisons and availability-based demand signals. Events and availability are clues to investigate, and each one shows what it’s based on.
- Rate reports, CSV exports and API access, all included.
- Anny Chat beside every page, plus a connection for your own AI assistant, such as ChatGPT or Claude.
Anny AI collects published market rates and availability. You bring what you know about your property, your groups and your owner’s goals, and the pricing decision stays with you.
Who Anny AI is for
We built Anny AI for independent, limited-service and extended-stay hotels and for lean portfolio teams. In practice, the person opening it in the morning is usually one of these:
- A GM who prices the hotel between everything else on the list.
- A revenue manager covering several hotels who needs to know which one to open first.
- An owner or asset manager who wants the week’s picture without waiting for a spreadsheet.
- A small management company that wants every hotel’s market in one view.
One account can follow several hotels, each against its own Comp Set.
Every screenshot in this article comes from our own Anny AI account, which follows these three hotels around Portland, Oregon, and their competitors. The rates are real, from the collection on Thursday, October 29. Each card shows the hotel’s guest ratings on Google, Tripadvisor, Priceline and Trip.com, its amenities, its price range for the next 12 months, and when Anny AI last checked it.
We built it this way because we’ve done the job. Anny AI is built by revenue managers, for revenue managers, and our team brings more than a decade of hotel rate-shopping experience.
How a hotel team uses Anny AI in one morning
Let’s follow one hotel from our account through that Thursday morning: the DoubleTree by Hilton Hotel Portland - Tigard. Its Comp Set has five competitors nearby, from the Comfort Inn & Suites to the Embassy Suites.
Start with the week against the market
The Dashboard opens on your week against the market. One line shows where each night sits against the hotels’ own Comp Sets. Thursday through Saturday are priced 4.9% to 6.5% below. Sunday swings 3.2% above, Monday dips again, and Tuesday ends 5.9% above. Three soft nights in a row is the first thing worth a look. It’s the kind of picture that used to take a spreadsheet and a free afternoon.
Find the rates behind the line
The Table tab shows the rates themselves. Each of your hotels sits on top of its own Comp Set, and green or red amounts show how far a rate moved since the previous shop. For the DoubleTree, the week’s average rate is $137 against a Comp Set median of $151. On Friday, October 30, it’s at $140, while the Embassy Suites is at $159, the Courtyard at $156 and the Hampton Inn at $154. The Hotel deLuxe is at $133 and the Comfort Inn at $99.
Check one price before you trust it
Select any price, and Anny AI shows where it came from. The Embassy Suites’ $159 for Friday is a one-night stay for two adults on the hotel’s direct site, observed on October 29 at 12:30 PM UTC. The previous collection, on October 28, found the same $159. Anny AI also marks what the source left unconfirmed, here the tax basis and the cancellation terms, so you know how much weight the number can carry. Four questions for every competitor rate goes through this panel in more detail.
See what’s happening in town
The Events page lists what the DoubleTree tracks nearby, with the venue, the start time, an estimated demand level and the source. Friday has Gorillaz at the Moda Center, marked as estimated high demand, and Canvas 2026 opens the same day at the Oregon Convention Center and runs through Wednesday. An event doesn’t fill a hotel on its own. It’s a reason to look at Friday before anything else. Hotel event tracking explains how Anny AI finds these events and keeps them current.
Ask the follow-up question
Anny Chat opens beside the page you’re on and reads the same dates and hotels. Ask which competitors are priced above you on Friday, and Anny AI answers from the same rates: three of them, with the Embassy Suites $19 higher, the Courtyard $16 higher and the Hampton Inn $14 higher, all collected on October 29 at 12:30 PM UTC. Then ask the next question the way you’d ask a colleague. If you’d rather work in ChatGPT or Claude, you can connect your own assistant to the same data.
Take the 90-day view to your owner
The Comp Set report steps back to the next 90 days. The DoubleTree’s rate index is 108, which puts it 8% above its Comp Set median, and it ranks fourth of six on price. Anny AI flags potential parity gaps on 7 of the 90 dates it could assess.
So this week the DoubleTree is priced below most of its Comp Set, and across the next 90 days it sits above. Both are true. That’s a better conversation to have with an owner than either number on its own. The Rate Sheet button opens the daily rates with the Comp Set median, your price rank and changes against yesterday, 3 days ago and 7 days ago, and you can download it as an Excel file.
Whether you move Friday’s rate, hold it or wait for tomorrow’s check is your call. What Anny AI gives you is the rates, the events and the timing in front of you when you make it.
Where Anny AI is going
Revenue decisions don’t stay in revenue. A rate call changes what group sales can quote, what goes into the owner report, and what the front desk hears at check-in. Anny AI, Inc. is building an intelligent, composable operating platform for hotels, so that understanding the market and running the hotel happen in the same place.
Composable means a hotel can start with the piece it needs, keep the systems it already runs, and add more as it grows. That platform is the direction we’re building toward. What you can sign up for today is Anny AI Market Intelligence, and every step in the morning above is part of it.
We started with market intelligence because it’s the work our team knows best. The name starts with analysis. The job is helping your team carry that analysis into the day.
